Describe the condition without guessing

Prepare a clear enquiry
Say where the growth is, whether water is still present and whether a leak or flood preceded it. An approximate visible area is useful, but do not disturb a wall to obtain a larger estimate. Ask what the first assessment would cost and what information you would receive before deciding on cleanup.
