Mold encapsulation: scope and limitations

A coating is not a substitute for investigating moisture and preparing the underlying material. Ask why encapsulation is being proposed for the specific surface.

Evaluate the substrate first

The proposal should explain the material’s condition, cleaning steps and drying requirements before a product is applied. A finish over unresolved damage can make later inspection harder. Request the product information and discuss whether the material should instead be replaced.

Make the decision traceable

Keep photographs taken before coating, preparation records and the reason for using the product. Confirm whether the coating affects future inspection or finishing work. Acceptance should be based on the agreed scope, not only the appearance of a newly painted surface.

Ask why retaining the material is appropriate

The provider should explain the condition of the substrate and the reason for coating rather than replacing it. Confirm that any required cleaning and drying happen first. A product warranty is not evidence that the original leak has been repaired or that inaccessible areas were assessed.

Keep the product and preparation record

Request the product name, relevant instructions and photographs of the prepared surface. Ask about compatibility with later finishes and any inspection limitations introduced by the coating. These details help the next contractor understand the assembly without guessing what is underneath the finish.

Your practical checklist
  • Request product information
  • Document preparation
  • Confirm moisture correction before coating
