Identify where water enters or collects
Photograph the garage from the open doorway and identify the affected areas on a simple sketch. Mark the overhead door, side door, wall shared with the house, water-using equipment, floor drains if present, and stored items. Record where water was first observed rather than only where it eventually collected.
Timing can help distinguish possibilities. Wetting during rain raises a different question from water appearing when an appliance operates or while the garage is unused. A damp box beside a door may reflect an entry event, but it does not establish that the door is the only source. Water may follow the slab or wall before becoming visible.
Do not assume every dark mark on concrete is mold. Dirt, tire residue, staining, and other deposits can have similar appearances. Describe the material and condition, including whether it is wet or changing, instead of assigning a species or hazard level from color. A professional may need to evaluate the surface if its identity affects the work.

Separate slab dampness from wall leakage

The repair should fit the pathway. A coating or new door seal is difficult to evaluate unless the proposal explains what evidence supports that cause.
Look for the relationship between the floor and wall. Is the lowest part of the wall stained? Are cardboard boxes damp only where they touch the slab? Is water entering at a visible joint during rain? These observations can guide further assessment, but they do not independently establish a foundation defect or a need for an expensive drainage system.
Ask a contractor to separate diagnosis from a preferred product. A useful explanation identifies the observed water route, access limits, proposed correction, and how its performance will be checked. “Seal the floor” is not a full response if the moisture is arriving through a wall or under a door.
Inspect exterior drainage only from a safe position and after hazardous weather has passed. Note whether water collects near the garage and whether downspouts discharge toward the opening. Check storage and adjoining living spaces
Garage storage can hide the earliest signs of a leak. Move unaffected lightweight items carefully so wall bottoms and floor edges can be seen, but do not drag moldy cardboard or textiles through occupied rooms. Keep suspect contents separate and avoid shaking debris off them in the garage.
Evaluate belongings and building materials separately. A washable plastic bin, a fabric cushion, and a swollen cabinet panel need different decisions. If the garage contains a water heater, washer, or other appliance, maintain required access and clearances. Do not pack stored belongings around it in an attempt to keep them away from a damp wall. Have the appropriate trade examine leaks, drains, and equipment-specific concerns rather than treating the entire room as a ventilation problem.
For a measured humidity problem, discuss whether dehumidification is suitable for the space and intended use. An open or frequently opened garage presents different conditions from a closed conditioned room. Review drainage and recurring conditions
Before returning storage, preserve photographs of the repaired areas and keep source-repair records. Leave enough visibility around the locations where water first appeared to make future checks practical. Revisit the garage during a condition comparable to the original problem, when it is safe. After rain, check the threshold and mapped wall edges. If a drainage or door repair fails to explain the recurrence, bring the original map and new photographs to the contractor. The next investigation should address the difference between the predicted result and the observed one. That is more productive than repeating a coating or changing cleaners without reconsidering the source.
For a garage attached to living space, include the shared boundary in the final handover. Ask whether damaged wall components were restored appropriately and whether unresolved openings or moisture concerns remain. The finished project should leave both the garage and its connection to the house understandable and maintainable, even if the garage itself is not a polished interior room.
